I work with interstate buyers every week. The same mistakes come up every time - and almost all of them are completely avoidable. This checklist is built from what I see go wrong on the ground.

Listings are marketing, not information.
Photos, floorplans and agent descriptions are designed to sell. The real story is in flood maps, disclosure statements and comparable sales - and that data takes time and local knowledge to find.

Queensland contracts work differently to every other state.
Finance clauses, cooling-off periods and special conditions all operate differently here. If you're used to buying in NSW or VIC, the rules have changed and the risk is real.

Suburbs look very different on the ground.
A street that looks ideal on Google Maps can back onto a flood-affected gully or a busy arterial road. Without local knowledge, those details are almost impossible to pick up remotely.

Negotiating without local context is a disadvantage.
Understanding a seller's motivation, timeline and local comparable sales changes what's possible in a negotiation. That intelligence is hard to gather from interstate.

They don't know what they don't know.
Unapproved structures, vegetation overlays, drainage issues - none of this shows in listing photos. It shows up in building reports and solicitor reviews. Most buyers skip both.
